BUFFALO (WKBW) — A national provider of upscale flexible office space is coming to Seneca One Tower.
Serendipity Labs, which offers safe, secure and on-demand offices for companies of all sizes, has signed a 10-year lease with Douglas Development to open a new location in Buffalo's tallest building.
The 19,000 sq. ft. shared workplace will span the entire 30th floor of Seneca One Tower and is expected to be completed in the first quarter of 2021.
"Buffalo has always had sophisticated, educated residents and is now going through a resurgence. It is a great location for remote talent who never lived in gateway cities or for employees who choose to relocate," says Douglas Jemal, President of Douglas Development. "The addition of Serendipity Labs will help us to make Seneca One accessible to businesses of all sizes with a trusted alternative to longer term leases."
Serendipity Labs was founded by CEO John Arenas in 2011. The Buffalo "Lab" joins a network of more than 35 locations in 19 states. Kyle Ciminelli, Executive Vice President of Ciminelli Real Estate, was the broker for Serendipity Labs.

Private offices and team rooms can be customized. Membership options include day passes for private offices, and dedicated private workspace for teams.
Serendipity Labs says each location meets CDC COVID-19 health and safety requirements including touchless check-in. Workspaces, including meeting and focus rooms, have individually vented HVAC systems in an effort to create a safe collaborative space in the COVID-19 pandemic era.
"Employees no longer need to be within commuting distance, but they do need a trusted place to go for team meetings or a dedicated desk," says John Arenas, chairman and CEO of Serendipity Labs. Three quarters of members fall between the ages of 30-49 and more than one-third are women. Members come from a variety of industries.
Serendipity Labs is headquartered in Rye, New York and joins M&T Bank, 43North, Techstars and Odoo as tenants inside Seneca One Tower.
